If your contract is bills included, the rent includes: gas, electricity, water, private onsite parking, contents insurance and wireless internet charges. Please check with the office to see whether your property includes the bills.
Yes! Existing tenants are always given first refusal of our properties whether you want to stay in the same one or move into a different Ashcourt property!
We don’t take a bond or deposit against our properties. We do however charge for unfair wear and tear. If you think you have caused chargeable damage it is best if you let us know, rather than wait for us to find it. We are often more understanding if this is the case.

We understand students have a limited budget so Endsleigh have launched brand new, unique student insurance options. They have been designed to cover the risks that you may encounter whilst living in student accommodation and away from home.
Unfortunately, we have to take a very strict policy on not having pets. Not only can they attract vermin, some of our staff are allergic to them and therefore cannot carry out any necessary maintenance if they are found in a property.
We do offer dual occupancy tenancy agreements on our 1 bedroom studio flats and apartments however only one person can be in full time occupation of any room. It would not only be a breach of contract to have a permanent guest but it is also against regulations.
Replacement keys and smart cards are available at a cost of £25 each. If you do lose your keys do not attempt to forge the keys or force entry. Damage caused by forced entry can be VERY costly and you will be charged.
All our properties are non-smoking throughout. It is a breach of contract if anyone in the property, tenant or guest, smokes inside the property.
Let us know at the earliest opportunity. Our contract is with you and not the student loans company. It is beneficial if you let us know if your loan is going to be late, in advance of the rent being due. We always explain how much the rent is before a tenancy is signed.
We have a large team of full time maintenance staff to help should any issues arise whilst at the property. You can you use the Swipe Tenant App to report any non emergency issues any time, from the comfort of your own home. In the event of a serious emergency such as a major water leak or gas leak our emergency out of hours number is 01482 244240 (option 1) then select Option 2. This is for use in emergencies only, not to report normal maintenance issues.
Ashcourt Properties Limited is a family run business which was founded in 1996 and our owners have over 25 years’ experience in building, owning and managing Student Accommodation. Our highly trained team of accommodation staff are dedicated to ensuring all of our students have a thoroughly enjoyable experience whilst staying with Ashcourt. We own and manage all of our student properties so we can ensure that we provide our students with the best service possible.
Our properties come fully furnished. In a standard bedroom you can expect to find a three quarter sized bed, wardrobe, chest of drawers, bedside table, desk, desk chair and any other additional storage solutions. We also provide a flat screen TV, kettle, microwave, toaster, hoover, iron and ironing board in the property. When viewing the property, make sure you take note of the furniture and feel free to ask a member of staff any queries which you may have!
If you are an existing tenant, you will be offered first refusal on our properties so don’t stress, just wait for us to contact you! If you do not already live with Ashcourt, register your details on our waiting list and you will be notified when we open lettings, this is usually early November for the following academic year. We can then arrange a house viewing and review the tenancy agreement with you. Please note, we work on a first come first served basis and a property is not secured until the tenancy agreement for this has been signed. Before a student signs a tenancy agreement with us, a member of staff will explain all legal terms and conditions of this to ensure you understand exactly what you are signing up for.
Our tenancy agreements are legally binding for both parties so we do not advise signing unless you are certain you have read and understood the agreement. In the event that you will not be taking up the residency you must inform the office of this as soon as possible and a member of staff will guide you through the company dropout procedure.
Yes! We offer students who will be staying in our properties for the upcoming academic year a storage service which is completely free of charge. We can store a maximum of 5 large boxes per person and all storage is delivered to your property ready for when you move in. As this service is free of charge, Ashcourt are not liable for any items which are lost or broken so we do not advise storage valuables.
All of our properties are professionally deep cleaned ready for when our tenants move in. Ashcourt do not provide a cleaning service, residents are expected to clean their property throughout their tenancy. A member of our company cleaning team may visit your property from time to time to take a look at the cleanliness of the communal areas in the property and assist a little bit with the cleaning. Tenants acknowledge that this is not a regular service provided to them.
Yes, the Ashcourt gated campus has private onsite car parking facilities for residents use only. All tenants who are planning on using the parking facilities during their tenancy at Ashcourt are required to sign the mandatory Car Parking Form. All guests of residents must report to the Ashcourt office and complete the short stay car parking form to commence their use of the parking facilities for a maximum of 3 days.
